Why Do You Use A Mortgage Adviser?

There are a number of reasons to use a mortgage adviser with the obvious and maybe not so obvious.

Working with a mortgage adviser can potentially save you time, effort, and of course money.

But there are a number of other reasons too….

James Puah – Mortgage Adviser

My name is James Puah and firstly let me say that when you engage and start working with me, it does not cost you anything. We can have an initial discussion and I can assess things for you and that’s all done for free.

Of course my aim is to get your finance approved from a bank and then I get the commissions from the banks for the home loan. If your situation is better suited to a non-bank lender then we will discuss that and at that time I can indicate what the cost for sourcing the loans might be. I will let you know as soon as I know what options there are, and you are not committed to proceed – I want to be 100% transparent about that.

Also to be clear, that under the law I have to act for your best interest. Like many other professionals ( your doctor, lawyer etc) we work for you and not the banks.

You could just go to your existing bank – BUT they can only provide their best product, I might go to your existing bank or any of the other banks and my aim is to get you what best suits you taking into account what might be the best deals from many banks and other non-bank lenders.

I’m happy to start working with you well in advance to help prepare and guide you to be “lender-fit” so we can improve your profile and loan serviceability to increase the chance of a loan approval.

More Reasons To Use A Mortgage Adviser

There are more reasons that you might want to consider too:

  • Personalised Service: everyone is a bit different and I will provides personalised service you. You can be sure that I will take the time to understand your unique financial situation and goals, and work with you to find a loan product that best meets your needs.
  • Expert Guidance and Advice: I am a highly-trained professional who can offer you expert guidance and advice throughout the home loan process. I can help you understand the different types of home loans available from a range of banks, and I can provide you with personalised advice based on your specific financial situation and plans for the future.
  • Save Time and Hassle: Working with a mortgage broker can save you a lot of time and hassle. Rather than having to fill out numerous loan applications and deal with multiple lenders, your broker will take care of everything for you.
  • A Choice of Lenders: mortgage advisers like myself work with a lot of lenders including banks and non-bank lenders. This means they have access to a much wider range of home loan products than you would if you went directly to your existing bank or any bank. Having access to so many lenders makes it much easier to find a loan that fits your specific needs and budget.
  • A Better Chance of Approval: because I work with multiple banks and lenders, and because I know the policies of these banks and lenders then I know where to apply and can often find a loan product that will work for you even when you may have been turned down by your own bank.
  • Save Money: everyone likes to save money and I can help you save money by finding the best loan products and rates available. Sometimes people think that it’s all about the lowest interest rate today, but there is a bit more to it that just the rate. Getting this right can add up to significant savings over the life of your home loan too.
  • Negotiating Power: it’s probably fair to save that I have more negotiating power with banks and lenders than you as an individual might have. I am doing this every day and so with my experience and expertise I can often negotiate more favorable loan terms and better interest rates on your behalf.
  • Follow-up Support: I will continue to provide support and advice not just for getting your loan approved, but throughout the life of your home loan. I’m sure that over time your situation will change and I can help you navigate any of those changes in your financial situation to ensure that you are always getting the best possible deal.

These are some of the key reasons that you might want to use a mortgage adviser, but there are many others that I get reminded of too.

It’s probably best to try for yourself.
